Ikea Hack!Who is happy to be getting out of Winter Hibernation!? <br />
<br />
I have a few projects I want to share over the next few posts. I often talk with fellow Ryan Homes builders and owners and I get the same frustrations from everyone with decorating and as I call it..<br />
<br />
Getting out of the Stark!<br />
<br />
I want to dedicate the next few posts to some Easy DIY ideas that will leave the Inside and Outside of your house a bit more bearable..<br />
<br />
<b>Project 1: Storm Door!</b><br />
<br />
I won't post a step by step.. As the directions are pretty straight forward.. Soo a few pics..<br />
<br />
I was encouraged as Ryan Homes seems to at least give you the BrickMold to do a Storm Door.<br />
I had no issue doing this myself with a Drill and 3/32nd's bit<br />

<br />
<div style="text-align: center;">
<span class="Apple-style-span" style="font-family: Verdana, Geneva, sans-serif; font-size: 13px; line-height: 18px;"><b>STEP 1: </b>Start by removing original top boards of the HEMNES Shoe Cabinets. Push the cabinets together and secure the units into the wall.. then identify what top you want.</span></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEjpllFGT-N2uaxf-AcRsBZoMHpoKG0FHe5ZKBGqbtEggdV8Pgd1YfWWpyqCcrtbjE2Xj0MFP2KY_JRBtV0CZGvtdPeQgprxracYloaivyBX-fNSqJ_eka5-H7fvlwSToChHP_tRVuILBpY/s640/blogger-image-811130543.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEjpllFGT-N2uaxf-AcRsBZoMHpoKG0FHe5ZKBGqbtEggdV8Pgd1YfWWpyqCcrtbjE2Xj0MFP2KY_JRBtV0CZGvtdPeQgprxracYloaivyBX-fNSqJ_eka5-H7fvlwSToChHP_tRVuILBpY/s640/blogger-image-811130543.jpg" /></a></div>
<span class="Apple-style-span" style="font-family: inherit;"><br /></span>
<br />
<div style="margin-bottom: 0px; margin-left: 0px; margin-right: 0px; margin-top: 0px; text-align: center;">
<span class="Apple-style-span" style="line-height: 18px;"><span class="Apple-style-span" style="font-family: inherit;"><b>STEP 2</b>: </span></span>OK so I decided to go with two boards..</div>
<div style="text-align: center;">
<span class="Apple-style-span" style="font-family: inherit;">Megan and I found two lovely aged boards at Construction Junction in Pittsburgh</span></div>
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiMeh58YfPnwmaUKg5A-3GYnM2Tqi_SlHZVXb5DY2SZIBxFFrzgtwLaylGEE18u_5GygMnKSe2HcYGCq0ppeim_rga1pE1zjBmL4nmbi4EScSfxDN7jYcs4lUE0crtytEq70_3mxDr9_2I/s640/blogger-image-850832020.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiMeh58YfPnwmaUKg5A-3GYnM2Tqi_SlHZVXb5DY2SZIBxFFrzgtwLaylGEE18u_5GygMnKSe2HcYGCq0ppeim_rga1pE1zjBmL4nmbi4EScSfxDN7jYcs4lUE0crtytEq70_3mxDr9_2I/s640/blogger-image-850832020.jpg" /></a></div>
<br />
<div style="text-align: center;">
<b>STEP 2 Cont</b>. - Take the time to sand the board appropriately. Going through the Grits helps make the board smooth as silk (You see I have Stripping, Smoothing, Finishing) and prepare to be finished with Polyurathane </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiTrfHftcGRF4BVTRb-aFAjo21LlaTCfBJqTpDKEJj_T98M-2k1foER-7pbllIKk4HqzFmYN4BCemX7H2oHZBxB7b2IOaMtea35ikLhSCI0EMJ4QgBQG4lN4xTVuN_4PZcaZqxjJukdYvg/s640/blogger-image-1530732517.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiTrfHftcGRF4BVTRb-aFAjo21LlaTCfBJqTpDKEJj_T98M-2k1foER-7pbllIKk4HqzFmYN4BCemX7H2oHZBxB7b2IOaMtea35ikLhSCI0EMJ4QgBQG4lN4xTVuN_4PZcaZqxjJukdYvg/s640/blogger-image-1530732517.jpg" /></a></div>
<br />
<div style="text-align: center;">
<b>Optional STEP 2:</b> Stain to match interior of house.. Left side is American Walnut by Rustoleon and Right is Golden Oak by Minwax (I didn't like either.)</div>
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiRQVT3hyphenhyphenG0CtLdS8aN2pLzG6wgb5GQE3SAD4Dkg8CMpPBCbFihYO-_2LuKH0WfRpWLePK2daDMiegXbPADqc_UOaOLyzze1KnM1dFpfpGq9Mf1C4vaRnZ5QTwwSObmv0R305YziU6ybwM/s640/blogger-image-956536456.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiRQVT3hyphenhyphenG0CtLdS8aN2pLzG6wgb5GQE3SAD4Dkg8CMpPBCbFihYO-_2LuKH0WfRpWLePK2daDMiegXbPADqc_UOaOLyzze1KnM1dFpfpGq9Mf1C4vaRnZ5QTwwSObmv0R305YziU6ybwM/s640/blogger-image-956536456.jpg" /></a></div>
<br />
<div style="text-align: center;">
<b>STEP 3</b> - Measure, Measure, Measure!! I used the remaining Hardware from the Hemnes to attach the boards. I also attached metal braces to the underside of the boards to make the top more stable. </div>
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiZ67pSmPXKmebDeUVe6BnuuaHtOnHv3WhXCrPP4VezIwzoGFykBB8FQztj9kAiWnMcVfv_mXdHgo4jQscyai-LVm3b5F6MlTEFmrOR37AuubXu70VESNEuAHWWGon5WWUQa-4NYoiWJX4/s640/blogger-image--31279160.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiZ67pSmPXKmebDeUVe6BnuuaHtOnHv3WhXCrPP4VezIwzoGFykBB8FQztj9kAiWnMcVfv_mXdHgo4jQscyai-LVm3b5F6MlTEFmrOR37AuubXu70VESNEuAHWWGon5WWUQa-4NYoiWJX4/s640/blogger-image--31279160.jpg" /></a></div>
<br />
<div style="text-align: center;">
Attached Board! with finished wood</div>
<div class="separator" style="clear: both; text-align: center;">

<br />
<div style="text-align: center;">
<b>STEP 4</b> - Find beautiful Hardware to replace crappy Ikea Knobs! (Ikea is Bottom Right)</div>
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgouV0QqEZsv4kExTfCBS_hBoT3G94KzxFNbQFGR8M1wWislvahLP49PYNXZBt1cio79zOf3RDGk3uUy2enMp566WhrV97rFpHxutCCWxGstBvl0DLhFla3KbVIaJHBzc718wCQKAJwbxo/s640/blogger-image-192141784.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgouV0QqEZsv4kExTfCBS_hBoT3G94KzxFNbQFGR8M1wWislvahLP49PYNXZBt1cio79zOf3RDGk3uUy2enMp566WhrV97rFpHxutCCWxGstBvl0DLhFla3KbVIaJHBzc718wCQKAJwbxo/s640/blogger-image-192141784.jpg" /></a></div>
<br />
<span class="Apple-style-span" style="font-family: inherit;"><span class="Apple-style-span" style="line-height: 18px;"><b>FINISHED PRODUCT!!</b>: If you were looking to save space and keep the lean and sleek design intact with functionality.. this is the unit for you.</span><span class="Apple-style-span" style="line-height: 18px;"> </span><span class="Apple-style-span" style="line-height: 18px;"><br /></span><span class="Apple-style-span" style="line-height: 18px;"><br /></span><span class="Apple-style-span" style="line-height: 18px;">We all love walking through Ikea and seeing some neat design and pieces, however it can easily be made to reflect your flare for design or taste by adding to it. This Cubbie has a function of shoe, glove and dog leash storage.. coupled with the aged and "Antique" look of our home.</span><span class="Apple-style-span" style="line-height: 18px;"><br /></span><span class="Apple-style-span" style="line-height: 18px;"></span><span class="Apple-style-span" style="line-height: 18px;"><br /></span></span><br />

One mans trash is another mans treasureOk.. before I begin.. Megan and I LOVE LOVE LOVE our house. RH did a great job and although we all have issues from time to time, the quality remains good and our expectations have been met.<br />
<br />
For anyone going through the building process, I don't miss the stress and week by week unknowns that occur. Good Luck to those still building their dream and waiting.. endlessly waiting till that awesome, amazing, exciting day when it's all yours.<br />
<br />
The Fun Begins AFTER you Build..<br />
<br />
Home Ownership is everything I thought it would be, however like we say in my field..<br />
<br />
"It's what ya don't know that will get you."<br />
<br />
I hope any information on this blog and other blogs is informative to the perspective RH buyer/builder.<br />
<br />
SO.. Do you remember this picture from my last post.. I had huge runoff and water flowing into my yard from an undeveloped lot. and uneven soil placement.<br />
<br />
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiu62MStQ5A5JEzgdiuSMzu9ig55xvLFD6qObEQaS34kH6X5BoGEqA3XWTMZY3YMCODaBvgEU1ysUyvF1q-qE2o3cER0PNQDUS21wLFiAQviCDJxzOtBQiWXdG7HRJcPBj682-9bfK7XkI/s1600/house+paint+005.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" height="300" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiu62MStQ5A5JEzgdiuSMzu9ig55xvLFD6qObEQaS34kH6X5BoGEqA3XWTMZY3YMCODaBvgEU1ysUyvF1q-qE2o3cER0PNQDUS21wLFiAQviCDJxzOtBQiWXdG7HRJcPBj682-9bfK7XkI/s400/house+paint+005.jpg" width="400" /></a></div>
<div style="text-align: center;">
White Water Rafting anyone??!?!</div>
<br />
<br />
This had me concerned, as I had issues with drainage from Day ONE and I really love my Yard<br />
I have a Huge Yard, I paid a premium for it..and I have dogs that love to run. I need a functional Yard<br />
I don't need a swamp.<br />
<br />
Like any issue, I spoke with the PM at the 30 day and we discussed options. Being adamant and polite<br />
is always a great combination. I now have a fixed (hopefully) Yard <br />
<br />

<div style="text-align: center;">
<br /></div>
<div style="text-align: left;">
The lesson is this: If I didn't ask for this, it wouldn't have gotten done. If something bothers you, it's better to speak your mind and communicate that to be complacent. </div>

<div style="text-align: left;">
Dumpster Diving - well with all these dumpsters around the neighborhood, I can't help but see what's inside..</div>

I'm not sure how frowned upon this is so I'll phrase it this way..</div>
<div style="text-align: left;">
Items I noticed in the dumpster..</div>
<div style="text-align: left;">
-30 foot aluminum ladder from dumpster (nothing wrong with it, I checked) </div>
<div style="text-align: left;">
- various pieces of unused 2x4 </div>

<br />
*A note about NVR Mortgage - Our Loan Officer has been great with Communication and other items when contact was needed, she has been patient with my questions and helpful through this whole process, There have been other folks that have tried my patience and make me wonder exactly what they consider good customer service to be? No details here, sorry.. 'nuff said..I'm Closing Friday and have no idea about funds needed to close yet, outside of the last GFE, that makes me slightly nervous..*<br />
<br />
OK, so here are some pics of the inside and out..<br />
<br />
Stone was finished today, and I'm interested in seeing how they finish grading our small slope here.<br />

OK Here is the Question to all you folks!!! Look at the backsplash and sidesplash on this High Definition Laminate, what do you think? I think the Sidesplash (if ya even call it that) looks ugly and it's not very contoured. I think we want it gone.. </div>

He wasn't there, no workers inside but the garage was open, so I thought I'd take a look..<br />

Megan and I have been waiting to see the flooring we picked, here is a small peak at the Yorkshire Aubern<br />
We have it throughout the whole First floor and it is stunning. Can't wait to post a better shot, I wasn't willing to lift up all the cover to get a shot. No other flooring is done.. it's been so long I forget the color of the carpet!<br />

Finally... I noticed something on the outside of the house.. we did get a floodlight next to our window on the second floor, as our yard is long and would require some light for the dogs at night, umm..... I don't see it up there.. although my PM did say electrical did have it.. I"m hoping it's just covered up with siding.. =/<br />

A lot was done this week!<br />
<br />
1) Painting almost completed<br />
2) Kitchen Cabinets are in (Butterscotch)<br />
3) Countertop is on ( Golden Mascarello)<br />
4) Fireplace Brick is done.. awaiting mantel<br />
5) Bathroom vanity and cabinets are in ( Maple Cognac)<br />
6) Stone is completed in the front (Buck-eye)<br />
7) Top-Soil laid<br />
<br />
It's hard to really appreciate how nice these Butterscotch glazed cabinets are!<br />

I was quite happy to hear Siding started today (I'm getting Spanish Olive) and proceeded to head to the house after work.<br />
<br />
I took this Pic yesterday and I have a driveway..<br />

<br />
Now, I remember most every conversation I have and I've had multiple conversations about "Stone to Grade". I'm hoping this is an honest mistake as I was under the impression that the basement part was to be all stone. This looks like I'd get stone wrapping around the corner then siding the rest of the way.<br />
Everyone else has stone or brick around the basement. Anyone else have this issue or seen anything like it?<br />
<br />
I spoke with the guys who were busy at work in both English and Spanish (I'm pretty fluent) and they even described to me that yes there will be stone.. So I'll speak with the PM tomorrow and figure out what is up!<br />
<br />
(<b>UPDATE- Spoke with PM and we do have "Stone to Grade" and he will take care of the problem</b>)<br />
<br />
In other news.. Locked in my Mortgage Rate (3.75%)James and Meganhttp://www.blogger.com/profile/03073150284915856974noreply@blogger.com10tag:blogger.com,1999:blog-6393067972649682281.post-9034116972713164912012-04-26T15:39:00.000-07:002012-05-03T05:32:55.956-07:00A bit about Pre-Drywall and Closing..Today is the day most of us wait for.. our first true inspection with the PM and a closing date.<br />
<div>
<br /></div>
<div>
We Started March 14th and we are closing June 8th. </div>
<div>
(We are building a Ferncliff, so considering the size difference, your house might take longer)<br />
<div>
<br /></div>
<div>
Thanks to other Ryan Blogs and doing some homework, the Pre-Drywall meeting went well. My best advice to those waiting for this meeting.. Be Prepared. It's what you don't know..you don't know that will get you. Something will be wrong, and that's ok! That's the purpose of the meeting. I've read blogs where people bash Ryan Homes and I just shake my head. Nothing is easy about building a house, keep your cool and follow-up on any issues.</div>
<div>
<br /></div>
<div>
Items we found that need to be addressed..</div>
<div>
<br /></div>
<div>
1) Electrical outlets in wrong places..We upgraded our Kitchen to a Country Kitchen, ( I recommend this if you are a cook and are getting a Ferncliff, however we opted to not get cabinets across the whole wall. The Electricians were looking at a different Country Kitchen and placed outlets chest high to the left of the pantry. No prob.. Easy Fix. </div>

<br />
<div>
2) Not really an "issue" but something to think about.. If you are getting data ports etc.. make sure you have outlets next to these Guardian feature coming out of your wall! I'm mounting a T.V. in the Bedroom and I wasn't happy with the height of the mount. </div>

<div>
Here is the back wall fireplace, it will be in Brick w/ White Mantle</div>
<div>
<br /></div>
<div>
Many apologies to future Ferncliff owners, they do not offer this selection anymore. It's either Side or Corner Fireplace in stone, slate, or granite I believe. (On a side note, the fireplace does jut out on the back of the house, so those wanting a flat wall on the back deck may have not liked this option)</div>

We really love our choice to go with a window as well. Can't go wrong with extra light! (Just remember to get Guardian to put an alarm on windows in the basement ;-)</div>
</div>
<div>
We went with a Three Piece Rough-in in the basement. We both like the idea of finishing a fourth bedroom down here one day and having a place to wash dogs when they get dirty.</div>
<div>
I never thought I'd love a walkout basement, but I can't wait to build a patio.</div>

There is a house where the hole was and it feels pretty real.<br />
<br />
I believe we are the Eighth house to go up in the community and it has been great fun seeing the other houses transform. I'm eager to see the Siding and Stone together. We have chosen Spanish Olive and my only hope the green isn't... too green. The Buckeye Stone looks wonderful, so no doubt about that..<br />
<br />
... So I am taking this photo above from my back yard and although we did have to pay a Premium $$$ for this homesite.. it was worth every penny..
